How it works
2026/27 transfer duty rates and premium property duty threshold ($3,870,000), for contracts from 1 July 2026.
Each state and territory publishes a sliding scale. The calculator finds the band the value falls in, then adds the fixed amount for that band to the rate for each $100 above the start of the band.
Assumptions
- Rates as at 2026-10-29.
- Not included: Vacant land thresholds ($350,000 and $450,000); Surcharge purchaser duty for foreign buyers; Shared equity arrangements.
- All buyers are Australian citizens or permanent residents. Foreign purchaser surcharges are not included.
- First home buyer concessions assume every buyer meets the rules, such as living in the home for the required time. Only the main concession for a home is modelled, not vacant land, off-the-plan or pensioner concessions.
- The First Home Owner Grant and other grants are paid separately and are not included.
- Other costs of buying, such as transfer and mortgage registration fees, conveyancing, inspections and lender fees, are not included.
