Stamp Duty Calculator for Every State and Territory
Stamp duty, also called transfer duty or conveyance duty, is a state or territory tax you pay when you buy property. The amount depends on where the property is, its value, and whether you will live in it.
Choose a state or territory, enter the price and say whether it will be your home. If you are a first home buyer, tick the box to see the main concession for that state.

How it works
Each state and territory publishes a sliding scale. The calculator finds the band the value falls in, then adds the fixed amount for that band to the rate for each $100 above the start of the band.
Where a state charges per $100 or part of $100, the amount above the band start is rounded up to the next $100.
Where you will live in the home, any home or owner occupier rates for that state are used. First home buyer concessions are applied on top where they exist.
Assumptions
- Rates as at 2026-10-29. Each state page lists the rates it uses and the official sources.
- All buyers are Australian citizens or permanent residents. Foreign purchaser surcharges are not included.
- First home buyer concessions assume every buyer meets the rules, such as living in the home for the required time. Only the main concession for a home is modelled, not vacant land, off-the-plan or pensioner concessions.
- The First Home Owner Grant and other grants are paid separately and are not included.
- Other costs of buying, such as transfer and mortgage registration fees, conveyancing, inspections and lender fees, are not included.
Questions people ask
When do I pay stamp duty?
Usually at or before settlement. Each state sets its own due date, often within 30 days of the contract or at settlement. Your conveyancer or solicitor will normally arrange payment.
Is stamp duty worked out on the price or the value?
On the dutiable value, which is generally the price or the market value, whichever is higher.
Can I add stamp duty to my home loan?
Some lenders let you borrow more to cover it, but that means a smaller deposit share and possibly lenders mortgage insurance. Many lenders expect you to pay it from savings.
