How it works
General rate, concessional rate (a home worth up to $200,000) and first home owner rate for transactions from 7 May 2026. Duty is charged per $100 or part thereof.
Each state and territory publishes a sliding scale. The calculator finds the band the value falls in, then adds the fixed amount for that band to the rate for each $100 above the start of the band.
Assumptions
- Rates as at 2026-10-29.
- Not included: First home owner rate for vacant land; Foreign transfer duty; Off-the-plan concessions.
- All buyers are Australian citizens or permanent residents. Foreign purchaser surcharges are not included.
- First home buyer concessions assume every buyer meets the rules, such as living in the home for the required time. Only the main concession for a home is modelled, not vacant land, off-the-plan or pensioner concessions.
- The First Home Owner Grant and other grants are paid separately and are not included.
- Other costs of buying, such as transfer and mortgage registration fees, conveyancing, inspections and lender fees, are not included.
