How it works

Current transfer duty rates and home concession rates. Duty is charged for each $100 or part of $100.

Each state and territory publishes a sliding scale. The calculator finds the band the value falls in, then adds the fixed amount for that band to the rate for each $100 above the start of the band.

Assumptions

  • Rates as at 2026-10-29.
  • Not included: First home vacant land concession; Additional foreign acquirer duty; Mixed concessions between buyers.
  • All buyers are Australian citizens or permanent residents. Foreign purchaser surcharges are not included.
  • First home buyer concessions assume every buyer meets the rules, such as living in the home for the required time. Only the main concession for a home is modelled, not vacant land, off-the-plan or pensioner concessions.
  • The First Home Owner Grant and other grants are paid separately and are not included.
  • Other costs of buying, such as transfer and mortgage registration fees, conveyancing, inspections and lender fees, are not included.
